A roof coating is not paint. It is a continuous membrane applied as a liquid over a roof whose structure is still good. Silicone tolerates ponding water; acrylics cost less and suit well-drained roofs. In Grand Prairie the qualifier never changes: coatings restore dry, sound assemblies. The moisture survey comes first, and a building that fails it needs repair before anything is sprayed. That survey is part of a free written estimate, documented with photos. When a Grand Prairie Roof Qualifies for Coating
Hail history is what sends many Grand Prairie owners to a moisture survey. The city has had one-inch-or-larger hail in 16 of the last 20 years within an 8-mile radius, and on June 12, 2023 stones reached 4.0 inches. A roof that took hits can look fine and still hold wet insulation, and coating over wet insulation seals the problem in. If the survey comes back dry, a coating is a sound restoration; if it does not, we repair first. Much of Grand Prairie was built between 1980 and 2009 (52 percent of housing units), with a median build year of 1992, so many roofs here are old enough to be restoration candidates.
